“We have always believed in transparency and simplicity when it comes to communicating our fee structure to clients”, says Rusty Squire, Qualified Intermediary at 1031 Property Exchange in Bozeman, Montana. He adds, “No matter how many properties you acquire we never charge you for additional properties, which surprises a lot of clients”.

“We have seen many companies that charge an additional $300, or more, for each additional property acquired after the initial exchange sale and we don’t do that”, says Squire. “Our Montana 1031 exchange group has always felt that flat fees, charged once, are the easiest way to understand what you are paying”.

“When you are selling large multi-million dollar properties then the chance exists that you may acquire multiple new replacement properties”, says Squire. “The only additional fees we ever charge clients are the $15 wire transfer fees that we get charged, with no markup”, says Squire. He adds, “A lot of 1031 exchange companies here in Montana, and elsewhere, markup the fees they get charged for wire because they know customers are used to $50 retail wire rates so, once again, they are nickel and diming you – our 1031 exchange Montana based company does not do that”.

MULTI-FAMILY PROPERTIES AND EXCHANGING

“When you own a duplex, triplex, four-plex or multi-tenant properties the flat fee exchanges can really make a lot of sense”, says Squire. He adds, “It’s important to understand what constitutes it’s own unique exchange, allow me to give some examples”.

“Let’s say you have a Montana 1031 exchange property that is a 16 unit multi-family tenement being sold all to one buyer, that is just one exchange”, says Squire. He adds, “This is where our flat fee structure can save 1031 sellers huge money because they are paying the same fee as someone that simply owned one unit”.

“Another example is a seller that owns a duplex but is selling each half to a different party”, says Squire. He adds, “In this example you actually have two separate exchanges occurring because there will be two totally different deeds issued as a result of the sale”.

“Understanding how this stuff works and what it will cost is important because all 1031 exchange intermediaries in Montana, or around the nation, do not all operate the same way”, says Squire. He adds, “Many have hidden fees or charge additional fees on every exchange property acquisition”.

“The other big thing is that many charge you much more if you have a high dollar value property”, says Squire. He adds, “We do not, we charge one flat fee whether property is $200,000 or $20 million”.
